James Sauls
James Sauls is the founder and principal broker of ANB Real Estate Services LLC, a Saint Petersburg–based property management and brokerage firm. An FSU accounting graduate, James has spent more than 25 years in multifamily real estate — starting in Tallahassee, where he built his track record in the most demanding corner of the business: student housing.
In 1998, James founded Benchmark Asset Management LLC (doing business as Benchmark Real Estate Services) in Tallahassee, assembling a portfolio of conventional and student-oriented rental properties in the FSU, FAMU, and TCC markets. In 2003 he co-founded Student Housing Solutions (SHS Management LLC) and served as its Chief Operating Officer through 2012 — overseeing more than $400 million in real estate transactions and 11,000+ student housing beds across the Southeast. Benchmark's managed portfolio expanded beyond Tallahassee into Georgia and the Carolinas, with Benchmark and its affiliates ultimately participating in the acquisition, disposition, and management of more than 12,000 units representing over $750 million in combined value.
Student housing is, by most metrics, the hardest version of residential property management. Annual tenant turnover approaches 100%. Screening volumes are high. Maintenance requests don't wait for convenient timing. Response speed and vendor reliability aren't differentiators — they're the baseline. The operational discipline that environment requires carries over directly into everything else James manages.
James subsequently served as Executive Vice President at Carter Multifamily in Tampa, deepening his familiarity with the Tampa Bay market and institutional-scale multifamily operations before founding ANB. ANB Real Estate Services is the deliberate return to direct principal-level ownership management — James's track record applied personally, to owners and tenants in Saint Petersburg and North Florida who deserve the same standards without the corporate overhead.
